Millie’s Market Update: Maryland Real Estate Trends in 2025 & What’s Ahead for 2026

Hi friends! It’s Millie, I’m 14 months old and reporting from the snacktime corner with my very serious adult helpers (Mom & Dad) to talk about something big… houses!

What Happened in Maryland in 2025?
A whole lot of homes were sold this year — but not as many as last year! Throughout 2025, home sales slowed, especially toward the end of the year. Even so, home prices kept climbing, with both average and median prices higher than in 2024.

  • Fewer homes sold overall

  • Prices continued to rise

  • Inventory increased, giving buyers more options

Basically, houses stayed expensive even while things slowed down a bit.

December 2025 Highlights
Even while everyone was jingling bells and unwrapping presents, the housing market kept busy.

  • Active listings climbed, meaning more choices for buyers

  • Price growth slowed (not dropping — just calming down)

  • Homes stayed on the market a bit longer

December felt less wild than earlier in the year… like the market deciding it needed a pacifier break.

What’s Coming in 2026?
Okay, this part is important (even though I’d rather chew on the paper stats). Here’s what the grown-ups are expecting:

  • Mortgage rates may ease a little

  • More buyers could return to the market

  • Home price growth should be more modest

  • Inventory may continue to improve

Maryland’s housing market in 2025 was a bit of a puzzle:

But 2026 might feel lighter — especially if rates drift down and more homes come out to play. Kind of like when nap time actually lets me sleep past 2 p.m. 😴

It is important to note that at the time I’m writing this (which is well past my bedtime) interest rates have reached the lowest they have been in 3-years. This means that we will see more buyers in the market with more affordability, buyers that have paused their search are likely to start looking again, and the spring market could start earlier than anticipated.
